Buying and Selling Restaurants
There are many factors when buying restaurants for sale. There are always buyers for restaurants because most people have either eaten in a restaurant or worked in a restaurant before and they can identify with them. Since most people have had experiences in restaurants before, many people have their own concept and ideas of how a restaurant should be and what they would do if they owned a restaurant.
There are two main types of restaurant buyers that a restaurant seller can expect. Those that want a good running restaurant business making cash flow or those that will search for a restaurant that they can improve upon or make it into more of their own concept. In both cases restaurant buyers will want to see leases, financials, and the location will also weigh very heavily on their decision.
Buyers looking for restaurant with good cash flow will want to see gross sales that cover the rent, and hopefully the rent will be around 10 percent of the gross sales or less. They will want to the cost of goods and inventory to be costing somewhere between 25 to 33 percent less of the gross sales. Besides those two items restaurant buyers will want to see what the seller’s payroll is to see what they need to keep and what they can trim, most restaurants will have a payroll that runs from 20 to 33 of the gross sales depending on the setup. Other buyers will be looking for a location where they can improve upon things or change the concept, because buying an existing restaurant is often cheaper than building out a restaurant from scratch. This means that if the seller’s restaurant is not performing too well, its location will play a big role if they are looking to sell.
Seller’s can also make a poor performing restaurant more attractive to buyers by fixing up the place, painting it and making sure it is clean in order to give it the best possible chance of selling.
